This Privacy Policy describes how Dwello (“Dwello,” “we,” “us,” or “our”) collects, uses, shares, and protects information when you use www.dwello365.com, the Dwello web application at https://dwello365.base44.app, and related services (together, the “Services”). Dwello is a home-history book: a place to organize appliances, systems, warranties, vendors, utilities, tasks, expenses, inventory, and files for a house, and to share that record with co-owners, buyers, or realtors when you choose.

By using the Services or providing a mobile number to receive texts, you agree to this Policy. If you do not agree, do not use the Services and do not opt in to text messages.

Dwello365 is a division of Mothra Global, LLC.

1.Text messages, mobile numbers, and carrier disclosures

If you give Dwello a mobile phone number and opt in, we may send you text (SMS/MMS) messages related to your account, your home record, and the Services. The following terms apply to that program.

What texts may include

  • Account and security messages (sign-in codes, password resets, ownership-transfer codes).
  • Home-record alerts you enable (maintenance due dates, warranty expirations, recall checks).
  • Service notices about your plan, public-viewing link, or realtor share settings.
  • Replies when you text us or when a founder or support contact follows up on a request you initiated.

How to opt in and opt out

You opt in by providing your mobile number in the Services or on a Dwello form and confirming consent where prompted, or by texting a published keyword to a Dwello number. Consent is not a condition of purchase.

To stop messages, reply STOP to any Dwello text. You may also email Chris@dwello365.com and ask us to remove your number from the text program. After STOP, we may send one final confirmation. To resume, opt in again.

Carriers are not liable for delayed or undelivered messages. Supported U.S. carriers include the major nationwide networks; availability can change.

2.Information we collect

You provide

  • Account details: name, email, password or single-sign-on identity (Google, Microsoft, or Facebook), phone number, and realtor or brokerage information if you create a realtor account.
  • Home-history content you enter or upload: addresses, property facts, appliance and system records (brand, model, serial, dates), vendors, utilities, insurance and mortgage notes, tasks, expenses, inventory, photos, documents, and notes.
  • Sharing choices: who you invite (View Only or Full Editor), whether a home is public for buyers, and transfer-of-ownership details.
  • Payment information processed by our payment provider when you buy Homeowner ($19.99/year) or Public Viewing ($49.99 one-time / $30 upgrade). We do not store full card numbers on Dwello servers.
  • Support communications: emails, calls, and texts you send us.

Collected automatically

  • Device and log data: IP address, browser type, pages viewed, timestamps, and referring URL.
  • Cookies and similar technologies used to keep you signed in, remember preferences, and understand how the Services are used.

From others

  • Sign-in providers (Google, Microsoft, Facebook) share the profile data you authorize.
  • A seller, co-owner, or realtor may enter information about a home that later becomes associated with your account if you claim or are invited to that home.
  • Public or manufacturer/recall sources we check against records you stored (for example CPSC or manufacturer recall data) so we can surface a match. Those sources do not receive your mobile number.

3.How we use information

We use information to:

  • Provide, maintain, and improve the Services — including your home book, sharing, public buyer view, and ownership transfer.
  • Send the transactional emails and texts described in Section 1.
  • Process payments and manage subscriptions.
  • Authenticate accounts and protect against fraud or abuse.
  • Respond to support requests and communicate about product changes.
  • Comply with law and enforce our terms.

We do not use mobile numbers for third-party advertising. We do not sell personal information.

4.How we share information

Mobile numbers. We do not sell, rent, or share mobile phone numbers with third parties or affiliates for their own marketing or promotional purposes. We do not provide mobile numbers to data brokers, advertisers, or unrelated SMS programs.

We may share other information only as follows:

  • People you choose. Co-owners, editors, view-only guests, realtors you attach to a home, and anyone who opens a public View Home page you turned on.
  • Service providers. Hosting (including the Base44 application platform), email delivery, payment processing, analytics, and SMS delivery. These providers may process data only to perform services for Dwello and are not permitted to use your mobile number for their own marketing.
  • Legal. If required by law, regulation, legal process, or to protect rights, safety, or the integrity of the Services.
  • Business transfer. If Dwello is involved in a merger, acquisition, or asset sale, information may transfer as part of that transaction. Any successor will be bound to honor this Policy's mobile-number non-sharing commitment or will give you notice and a chance to opt out of texts.

Public View Home pages show only the home information the owner elected to make public. Do not put secrets on a public page.

5.Retention

We keep account and home-history data while your account is active and for a reasonable period afterward so you can resume a lapsed trial or paid plan without losing the book. Text-program records (opt-in, opt-out, and delivery logs) are kept as long as needed to honor STOP requests and to meet carrier and legal requirements. You may ask us to delete an account or a mobile number as described in Section 7.

6.Security

We use reasonable administrative, technical, and physical safeguards appropriate to a small software service, including encrypted transport (HTTPS), access controls, and limited employee access. No method of transmission or storage is 100% secure. Do not upload materials you are not comfortable storing with a cloud home-record tool.

7.Your choices and rights

  • Access, correct, or delete home records from inside the app, or email us to request a copy or deletion of your account.
  • Turn off public viewing or revoke editor/viewer invites at any time.
  • Stop texts by replying STOP, and manage email notifications from account settings or by contacting us.

Depending on where you live (including under U.S. state privacy laws such as the CCPA/CPRA where they apply), you may have rights to know, delete, correct, and opt out of certain sharing. Dwello does not sell personal information and does not share mobile numbers for cross-context behavioral advertising.

To exercise a right, email Chris@dwello365.com. We will verify the request before acting on it. You may use an authorized agent where the law allows.

8.Children

The Services are for adults managing real property. Dwello is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child provided information, contact us and we will delete it.

9.Where data is processed

Dwello is operated from the United States (Franklin, Tennessee area). If you use the Services from another country, your information is processed in the United States, which may have different data-protection rules than your home jurisdiction.

10.Changes to this Policy

We may update this Policy from time to time. The “Last updated” date at the top will change, and we will post the revised Policy on www.dwello365.com and in the app. Material changes to how we use mobile numbers will be communicated by email or text to opted-in users before they take effect, and will not weaken the non-sharing commitment without a new opt-in.
